This part of the design process is really where the wants and wishes get put on the table. The initial part of the process involves meeting with all of the decision makers to get an idea of what style of home is preferred, along with any requirements from the HOA or restrictive covenants. Also, the number of rooms and bathrooms along with square footage targets will be discussed.
If there is a desire to move forward with designing the home, a formal engagement is made and hand drawing begins.
The first draft of your new home will be presented. The floor plan is usually the first part of the home that you will see. Eventually as you have the floor plan how you want it to be, exterior design will follow.
During this phase, the hand sketches are then uploaded into a computer sketch where the initial phases of construction documents can be built. Electrical, plumbing, and details that the contractor will rely on will be incorporated into your home plan. This phase can typically be a little misunderstood because of the details that are put into the plan. Spending time on this phase to try to get the details of your dream home will save a lot of time and grief during construction.
Now that all of the details are incorporated into the house plan, additional engineering documents are required for approvals by the municipality that approves your home to be built. Structural engineering is the most common, but there might be several other details that need to be added to your plan by outside professionals who ensure that your home will pass the necessary requirements to be built.
Now that the building department has approved your plans for construction, you are ready to break ground. You and your builder will be able to start building project.
